  • Flooring: Laminate flooring is a good choice in a rental property. They’re easy to keep clean, tenants can personalize them with rugs, and—should they get damaged—are easier and cheaper to repair than carpets. If you want to use carpets, go for darker colors and, rather than spending a fortune on luxury ones, invest in a good underlay. This will make any carpet feel thicker.
  • Color: The golden rule here is neutral, neutral, neutral. Sure, magnolia/off-white/light grey is boring, but there’s a reason these shades are so popular in rented accommodation. Don’t forget to use acrylic/water-resistant/wipe-clean options. If you’re aiming to have a portfolio of rental investment properties, keep the color scheme the same throughout and store some spare tins for whenever an update is needed.
  • Kitchen: Does the kitchen need ripping out and replacing or would a makeover of the doors and surfaces work? Choose stand-alone appliances over built-in ones—they’re cheaper to buy and replace, should they go wrong.
  • Bathroom: Shower trays have a habit of leaking, whereas a shower over the bath can be a less problematic solution. An electric shower is preferable so that if there’s a boiler problem at some point a hot shower is still available.
  • Fixtures and fittings: Go classic and basic. Leave the luxury items for your own home. Even if you go for the cheapest Home Depot options, it won’t make a jot of difference to how much rent you can charge.
